Dubai’s real estate sector remains a top choice for international investors, with Indians, Britons, and Italians leading residential property purchases in 2025, according to a newly released market report. Russians and Pakistanis round out the top five buyer demographics, reflecting the city’s broad appeal across diverse nationalities.  

Surging Investments from Egypt and Italy

The report highlights a notable 22% increase in Italian investment, while Egyptian buyers have shown a staggering 150% rise compared to 2024. This surge is largely attributed to investors seeking financial security amid economic uncertainties and currency depreciation in Egypt.  

Changing Market Demographics

A shift in buyer trends is evident this year, with Egyptian and Italian investors playing a more prominent role in the market. Egyptian buyers are leveraging Dubai’s stable, dollar-pegged real estate sector to hedge against currency fluctuations, while Italian investors are drawn by the emirate’s tax-friendly policies and luxurious lifestyle.  

Dubai’s Competitive Edge in Real Estate

Several factors contribute to Dubai’s continued attractiveness to foreign investors. Offering rental yields between 6-8% and significant capital appreciation potential, the city presents an ideal environment for wealth preservation and growth. Additionally, Dubai’s Golden Visa programme provides long-term residency to property buyers investing AED 750,000 or more, enhancing the market’s appeal. Coupled with 100% freehold ownership and the absence of property taxes, these benefits make Dubai a prime global real estate destination.  

Sustained Interest from Emerging Markets

Beyond the top five nationalities, the report also highlights sustained demand from Lebanese and Iranian investors, further solidifying Dubai’s status as a premier international investment hub.  

Looking ahead, experts anticipate continued growth in demand, particularly from Egyptian buyers and other emerging markets. As global investors recognize Dubai’s advantages, the city’s real estate sector is poised to maintain its position as a leading player in the international property market for years to come.
