Dubai to Redefine Jebel Ali Racecourse Area with Ambitious Urban Development

Dubai has unveiled a bold new master plan that will breathe new life into the historic Jebel Ali Racecourse and its surroundings. This visionary initiative aims to create a vibrant, green urban district made up of interconnected islands, complete with walkable neighborhoods, a central public park, and state-of-the-art amenities.

A Green Urban Oasis with Deep Historical Roots

The new development will span 5 square kilometers and is being described as an “archipelago of urban islands in a sea of green.” At its heart will be a large public park, forming a central hub for community life, surrounded by mixed-use residential blocks, cultural centers, and equestrian venues.

Importantly, the iconic Jebel Ali Racecourse, located near Emirates Golf Club, The Greens, and Emirates Hills, will be preserved, maintaining its legacy while becoming part of a modern, connected landscape.

The project is being led by internationally renowned architecture firm Bjarke Ingels Group (BIG), in collaboration with UAE-based private investment firm A.R.M. Holding. Construction is expected to begin early next year and will be executed in phases, covering housing, education, hospitality, and public infrastructure.

Sustainable Living at the Core

A standout feature of the district will be a lush central park acting as a “green spine” through the development. Shaded pedestrian walkways, cycling-friendly routes, and communal plazas will encourage an active, outdoor lifestyle.

Residents will also benefit from smart mobility solutions, including autonomous shuttles that offer easy connections to public transportation networks, supporting Dubai’s broader smart city initiatives.

This redevelopment aligns closely with the Dubai 2040 Urban Master Plan, which envisions sustainable growth in line with the emirate’s rapidly increasing population. A key component of this citywide vision is the creation of “20-minute communities”, urban zones where 80% of residents’ daily needs can be met within a 20-minute walk or bike ride from home.

Transformative Projects Across Dubai

The Jebel Ali Racecourse initiative joins several other mega projects that aim to enhance Dubai’s global standing as a destination to live, work, and invest. In October, His Highness Sheikh Mohammed bin Rashid Al Maktoum revealed an enhanced vision for Expo City Dubai, a 3.5 sq km district set to become a hub for innovation, enterprise, and sustainability. Once complete, it will house more than 35,000 residents and 40,000 professionals.

Another major development is Palm Jebel Ali, a luxury coastal community being developed by Nakheel. This vast project, twice the size of Palm Jumeirah, will include 80 hotels and resorts, along with green and recreational spaces across 13.4 sq km. It will add 110 km of coastline and provide beachfront living for 35,000 families.

The Dubai Walk Master Plan, launched in December 2024, is also underway. It will introduce over 3,000 km of pedestrian-friendly paths, including 112 km of waterfront trails, 124 km of green routes, and 150 km of mountain paths. More than 110 pedestrian bridges and tunnels will support seamless mobility across the city.

Honoring a Legacy of Equestrian Excellence

Since opening in 1990, Jebel Ali Racecourse has played a key role in establishing Dubai’s international reputation in horse racing. It hosted its first races in 1991 and has welcomed renowned jockeys, including the legendary Lester Piggott.

The venue helped lay the foundation for the Dubai World Cup, first held in 1996, which is now one of the richest and most prestigious events in global horse racing, with a prize purse of $12 million. Today, Jebel Ali Racecourse continues to be a major attraction, hosting more than 70 races annually and drawing over 10,000 spectators per event.

Dubai’s redevelopment of the Jebel Ali Racecourse district is more than just urban expansion, it’s a forward-thinking blueprint that celebrates heritage while creating space for future generations. With its focus on sustainability, innovation, and connectivity, the project reflects Dubai’s commitment to smart urban living and global leadership in city design.
