In a strategic move to enhance Dubai’s upscale residential landscape, leading developer Wasl has introduced a comprehensive masterplan for the expansion of Jumeirah Golf Estates. This ambitious project will introduce over 12,000 new residential units distributed across six newly designed lifestyle communities.
Occupying a total area of 4.68 million square metres, the development, titled “The Next Chapter”, is set to feature a diverse range of residential options including 780 villas, 752 estate homes, 97 branded units, 62 exclusive hilltop mansions, and 10,654 apartments.

Upon full completion, the expanded estate is projected to accommodate a population exceeding 51,700 residents.
Supporting Dubai’s Long-Term Urban Vision
The development aligns with the objectives of the Dubai 2040 Urban Master Plan, integrating a mix of green spaces, social infrastructure, and transportation enhancements. The project’s connectivity will be bolstered by direct links to the future Etihad Rail main station and the current Jumeirah Golf Estates Metro Station.
Strategically positioned along Sheikh Mohammed Bin Zayed Road, the community will also have access to Al Khail Road, Al Yalayis Street, and Al Jamayel Street, while remaining in close proximity to Al Maktoum International Airport, thereby strengthening both local and global access.
A New Benchmark for Golf-Oriented Luxury Living
The revitalised Jumeirah Golf Estates will see a significant upgrade in its community infrastructure. Plans include a 46,000 square metre international school, nurseries, mosques, healthcare facilities, and 48,000 square metres of retail and dining spaces to serve residents and visitors.
Sporting amenities will be considerably enhanced, with the addition of a new 18-hole golf course, an expanded golf academy, and a large-capacity tennis stadium accommodating over 5,000 spectators. Further enriching the offering will be an equestrian centre dedicated to show jumping and a comprehensive multi-sport complex.
At the heart of the community, residents will enjoy a vast 131,850 square metre Central Park, alongside more than 1.5 million square metres of landscaped greenery and open areas. A new Mandarin Oriental hotel will further elevate the destination’s hospitality appeal.
