A recent national survey of more than 1,000 residents highlights a clear shift in buyer preferences: 90% of respondents now place high importance on living in a health-conscious environment, and over 80% are willing to invest more in homes that offer wellbeing-focused features.

This growing awareness reflects a change in what residents value most. Rather than prioritizing layout or luxury finishes, homebuyers are increasingly drawn to elements that support a healthier lifestyle—such as improved air quality, natural sunlight, clean water systems, and access to nature.

Redefining Luxury in Modern Dubai Homes

The definition of luxury in Dubai’s real estate landscape is changing. Survey data shows that 92% of respondents rate indoor air quality as a critical factor, and 93% prioritize purified water in their homes. Natural light and ventilation are also key concerns for nearly 90% of residents.

Today’s high-end buyers are placing less emphasis on aesthetics and more on features that foster tranquility and wellness. Green views, natural materials, and biophilic design elements are now seen as premium attributes. The result is a growing appeal for “longevity homes”—spaces specifically designed to enhance physical and emotional wellbeing over the long term.

Wellness Amenities Drive Buyer Decisions

The presence of wellness-focused amenities is influencing purchase decisions across the UAE. Facilities such as yoga rooms, fitness centers, and relaxation areas are becoming central to the homebuying process. About 68% of survey participants indicated that such amenities significantly impact their housing choices, with men showing a marginally greater interest.

Although the idea of longevity-focused real estate is relatively new in the region, nearly half of the respondents reported a strong willingness to invest in homes that cater to holistic wellness—physical, emotional, and mental.

Sustainability and Self-Care Shape Homebuying Habits

A new outlook is taking hold, particularly in urban hubs like Dubai, where sustainability and personal wellbeing are now integral to real estate decisions. Purchasing a property is no longer viewed solely as a financial or locational choice; it is becoming a conscious step toward a healthier lifestyle. Developers are responding to this demand with residential projects that emphasize eco-friendly design, energy-efficient systems, and clean, green living environments. These features are resonating with younger buyers and health-focused families alike.
