Dubai has unveiled a comprehensive plan for the Jebel Ali Beach Development Project, poised to become the longest public beach in Dubai upon completion. Stretching 6.6 kilometers, this pioneering project prioritizes environmental sustainability while creating a world-class recreational destination and injecting vibrancy into the Dubai real estate landscape.

The project aligns with the Dubai 2040 Urban Master Plan’s vision to significantly expand public beach access and create thriving green spaces, further enhancing the attractiveness of Dubai real estate.

“Our focus is on fostering vibrant spaces with ample beaches, open areas, and recreational greenery,” remarked Sheikh Hamdan bin Mohammed, Crown Prince of Dubai. “This initiative ultimately aims to enhance resident well-being, cultivate a healthy environment for all, and solidify Dubai’s position as the world’s leading city for living, further solidifying Dubai’s real estate market.”

The project emphasizes its commitment to environmental responsibility. The beach will be constructed within the existing Jebel Ali Wildlife Sanctuary, adhering to the Ramsar Convention on Wetlands of International Importance.

“This development prioritizes the preservation and enhancement of existing ecosystems and wildlife,” stated Mattar Al Tayer, Dubai’s commissioner general for infrastructure, urban planning and well-being.  “The Jebel Ali Beach Development Project represents a groundbreaking initiative for the UAE, combining a public beach with a globally significant environmental area, offering a unique proposition for Dubai real estate.”

Championing Nature and Eco-Tourism

The project will encompass two distinct beach areas: a 5km sandy beach developed by Nakheel and a 1.6km mangrove beach developed by Dubai Municipality.

“The project incorporates a 2km public swimming area, a 2.5km dedicated zone for diving sports, an environmentally integrated viewing walkway, and a range of recreational areas catering to all ages, including dedicated children’s play zones and sports and marine activity spaces,” elaborated Mr. Al Tayer.

Accessibility will be facilitated by a two-lane road in each direction, ample parking for 1,000 vehicles, dedicated bicycle infrastructure including racks and a cycling track, and a 5km running track.

A Multi-Faceted Beach Experience

The Jebel Ali Beach Development Project is divided into three distinct zones:

The Pearl: Located near the entrance of Palm Jebel Ali, this area will serve as the central hub for beach and recreational activities. This includes a beach club with a private beach section, children’s play areas, and a variety of restaurants, cafes, and shops. A centerpiece of this zone will be a unique floating restaurant.

The Sanctuary: Dedicated to environmental conservation and natural habitats, this zone will offer eco-friendly recreational and sporting activities that promote responsible exploration of the surrounding environment.

The Nest: Nestled within the mangrove area, this zone will house an environmental center dedicated to biodiversity research, education, and turtle rehabilitation programs. Visitors will have the opportunity to learn about and contribute to the preservation of the coastal ecosystem.

The architectural design throughout the project draws inspiration from natural elements, incorporating shapes reminiscent of marine life such as coral and turtle shells, while also blending in with the local environment through the use of Boho-style elements and locally sourced materials.
